Post-Construction Cleaning in Miami-Dade & Broward
Post-construction cleaning is the specialized cleanup that takes a finished build from "construction-complete" to move-in ready — clearing the dust, debris, adhesive residue, and haze that ordinary cleaning can't touch, in three phases. It isn't optional detailing: cutting and grinding concrete, tile, and drywall releases respirable crystalline silica, a dust OSHA regulates at a permissible exposure limit of just 50 micrograms per cubic meter over an 8-hour day (OSHA 29 CFR 1926.1153). That's why we clear construction dust with HEPA-filtered vacuums and wet methods — never dry-swept back into the air.
Purity Restore cleans new and renovated builds across Miami-Dade and Broward to punch-list standard, mobilizing fast enough to hold a general contractor's schedule — because project timelines don't wait.
What post-construction cleaning covers
A complete post-construction clean is several specialties working in sequence. Each is its own scope — tap through for the detail.
HEPA-assisted removal of the fine mineral film that resettles for weeks if it isn't cleared methodically.
Details Post-construction glass detailPaint specks, sticker residue, and mortar haze lifted off windows and storefronts.
Details Final detail & punch passSwitch plates, tracks, and touch-points detailed, then walked the way a GC will walk it.
Details Floor deep restorationEvery surface — tile, VCT, concrete, wood — reset to the material for handover.
Details High dusting & vent detailThe overhead layer — beams, ledges, and diffusers — cleared before it sheds onto finished work.
Details Top-to-bottom deep cleanThe full ceiling-to-floor reset that turns "substantially complete" into move-in ready.
DetailsHow post-construction cleaning is sequenced
Done right, post-construction cleaning runs in three phases timed to the build. Smaller jobs may combine them; larger projects run all three so the space is never re-dusted by trades working after a clean.
| Phase | When | What it covers |
|---|---|---|
| Phase 1 — Rough clean | After debris-out, before final trades | Gross debris hauled, heavy dust knocked down, surfaces cleared so finishing trades can work clean. |
| Phase 2 — Final clean | After finishes are installed | The detailed clean: HEPA dust removal on every surface, glass, fixtures, floors, and casework brought to standard. |
| Phase 3 — Touch-up clean | Right before the walkthrough | Fingerprints, last-settled dust, and punch items handled so the space is spotless the moment it's handed over. |
For the full breakdown, see our guide to the three phases of post-construction cleaning.
Construction dust is a health hazard, not just a mess.
The reason post-construction cleanup can't be handed to a regular crew is in the dust itself. Silica-bearing dust from concrete, tile, and drywall is fine enough to stay airborne and resettle for weeks, and OSHA's silica standard restricts the two shortcuts that make it worse — dry sweeping and compressed-air blow-down — where safer methods are feasible.
OSHA's construction silica standard limits respirable crystalline silica to a permissible exposure limit of 50 µg/m³ and restricts dry sweeping and compressed air where they'd raise exposure.
OSHA 29 CFR 1926.1153So we work the way the hazard demands: HEPA-filtered vacuums, wet wiping and mopping, and methodical top-down removal — which also happens to be the only way to keep dust from resettling onto the finished surfaces you're about to hand over.
Serving builds across Miami-Dade & Broward
We clean new construction and renovations throughout South Florida — the new mixed-use towers of Doral and Miami, tenant build-outs across Fort Lauderdale and Broward, and medical and retail fit-outs everywhere between. If your GC needs a post-construction crew that can hold the schedule, you're in our territory.
What GCs and owners ask us.
What is post-construction cleaning?
It's the specialized cleanup that takes a completed build from "construction-complete" to move-in ready — removing construction dust, debris, adhesive residue, paint specks, and haze that ordinary cleaning leaves behind. It's typically done in three phases (rough, final, and touch-up) and finished to punch-list standard so the space passes a general contractor's walkthrough.
What are the three phases of post-construction cleaning?
Phase 1 (rough clean) clears heavy debris and gross dust after the major debris is out. Phase 2 (final clean) is the detailed work — HEPA dust removal, glass, fixtures, and floors brought to standard once finishes are installed. Phase 3 (touch-up) happens right before the walkthrough, catching fingerprints, resettled dust, and punch items. Smaller projects sometimes combine phases; larger ones run all three.
Why can't we just have our regular cleaners do it?
Construction dust isn't ordinary dust. Cutting concrete, tile, and drywall produces respirable crystalline silica, which OSHA regulates and which resettles for weeks if it isn't removed with HEPA vacuums and wet methods rather than dry-swept back into the air. Post-construction cleanup also needs the technique to lift adhesive, mortar haze, and paint without scratching new finishes — a different skill set than recurring janitorial.
Can you work around our trades and hit our handover date?
Yes — that's the job. We sequence around your remaining trades, work zones in order, and schedule backward from your walkthrough date. Fast mobilization is standard for our Restore crews; project timelines don't wait, and neither do we.
