What floor owners ask us.

How often should commercial floors be buffed or refinished?

It depends on traffic and floor type, which is why we build per-floor care plans. As a rule of thumb: high-traffic VCT benefits from monthly or quarterly burnishing with a full strip and wax once or twice a year, while stone and terrazzo hold their polish longer with scheduled maintenance. The right cadence keeps floors permanently presentable — and costs less than emergency restorations.

Will floor work disrupt our business?

No — Luster runs while your building sleeps. Machines, wet floors, and cure times all happen overnight or on weekends, and your team walks in on a gleaming, fully dry floor at open. Zero-downtime scheduling is standard, not an upgrade.

Can old terrazzo really be brought back?

Almost always — and it's one of our favorite jobs. Original terrazzo is everywhere in Miami-Dade, usually hiding under decades of grime, wax buildup, and wear. Cleaned, stripped, and progressively polished, most terrazzo comes back to a depth and shine owners didn't know was still there. It's a signature South Florida restoration.

What's the difference between strip & wax and buffing?

A strip and wax is the full reset: all old finish removed and fresh coats applied — done once or twice a year. Buffing (burnishing) is the maintenance between: high-speed polishing that re-hardens and re-glosses the existing finish. A good program pairs both, so you're never paying for a reset that maintenance could have postponed.

Do you apply coatings, sealers, or floor paint?

Yes — when a floor needs more than polish, we handle finish-level work: penetrating sealers, commercial finish recoats, and floor paint refresh for back-of-house and utility areas. During your assessment we'll tell you honestly whether your floor needs a shine, a coat, or a full reset — and price each path.
