Property Management Cleaning in Miami — Turnovers and Common Areas, One Vendor

The short answer. In Florida the clock starts at move-out: a landlord has 15 days to return a security deposit, or 30 days to send written notice of a claim against it (Fla. Stat. § 83.49(3)(a)), so the turnover clean and a dated record of the unit's condition both need to happen early. Property management cleaning puts that turnover work on one contract with the common areas a multifamily landlord must keep in clean and safe condition under § 83.51, and the exterior pressure washing that keeps breezeways and pool decks from going grey. One written scope, one invoice, one vendor.

A property manager in Miami usually ends up with three cleaning vendors: a move-out cleaner the realtor recommended, a janitorial company for the lobby, and a pressure-washing outfit that shows up twice a year. Purity Pro provides property management cleaning services that put all three under one roof — apartment and condo turnovers, apartment complex cleaning for common areas, and multifamily exterior cleaning services — with W-2 crews who learn the property once instead of three times.

The landlord's obligation

What does Florida law expect a landlord to keep clean?

Two things a cleaning vendor touches directly. First, the deposit timeline above: if you intend to keep any of a tenant's deposit for cleaning or damage, the written notice has to go out within 30 days, and the unit's condition at move-out is the evidence. Second, the shared space. For any rental building other than a single-family home or duplex, Florida's landlord-tenant act spells it out:

"…the landlord of a dwelling unit other than a single-family home or duplex shall, at all times during the tenancy, make reasonable provisions for: … The clean and safe condition of common areas."

Fla. Stat. § 83.51(2)(a) — Landlord's obligation to maintain premises

The same subsection lists garbage removal and outside receptacles alongside it, which is why trash rooms and dumpster enclosures sit on our common-area schedule rather than being left to the hauler. For condominiums, maintenance of the common elements is the association's responsibility under the Condominium Act — that side runs on our condo, HOA and common area programme.

Turnovers

How does a move-out turnover work with a realtor or property manager?

You send the address, the access method and the date the unit has to be ready — the listing photos, the first showing or the next tenant's keys. We confirm a written scope before the crew goes in, then work backward from that date: kitchen appliances inside and out, cabinets and drawers, bathrooms and grout, baseboards, blinds, light fixtures, interior glass and sliding doors, balcony, and floors matched to the surface. Carpet goes through hot-water extraction when the lease or the condition calls for it.

This is the real estate cleaning service realtors ask us for by name, and it runs the same way for a Kendall townhouse as for a suite in a Doral office park. A unit that was left rough goes onto a deep cleaning scope instead, and a unit coming out of renovation starts with post-construction cleaning. The full process is on our tenant make-ready page.

Outside the building

What is multifamily exterior cleaning?

It is the half of the property most cleaning contracts forget: the breezeways, exterior stairs and landings residents climb every day, the entry courts and walkways, the pool deck, the parking areas and the dumpster enclosure. In Miami's humidity most of that grime is biological — mildew and algae — so it responds to the right chemistry and dwell time rather than to more pressure, and building faces in stucco or paint get a soft wash. Wash water is contained rather than sent down the storm drain. Our pressure washing price guide shows what moves the cost.

An honest note

When is a property management cleaning contract not the right fit?

If you own one rental that turns over once a year, you do not need a contract — book a single turnover. Every visit carries a four-hour minimum, so a contract earns its keep at portfolio scale, or in a building with common areas that need weekly attention. And some units are not a cleaning job yet: hoarding conditions, biohazard, mold or water damage go to licensed remediation specialists first. Once the unit is safe to work in, we take it from there.

Frequency

How often should an apartment complex be cleaned?

Daily where residents and prospects form their opinion, weekly to quarterly for the detail and exterior work, and per move-out for the units. This is where we start; the walkthrough sets the final cadence.

AreaFrequencyWhat that means
Lobby, mailroom & leasing officeDailyFloors, glass, furniture and high-touch points before residents and prospects arrive.

Property management cleaning FAQ

What property managers and realtors ask us.

What do property management cleaning services include?

Three kinds of work on one written scope: unit turnovers when a tenant moves out, recurring common-area cleaning for lobbies, hallways, elevators, trash rooms and amenities, and exterior cleaning — breezeways, walkways, pool decks and dumpster pads. You can contract all three or any one; most managers start with turnovers and add the rest once the crew knows the property.

Do you offer real estate cleaning services for listings and move-outs?

Yes. Most of our work is commercial, but we run residential move-out and move-in cleans regularly through realtors and property managers who need a unit showing-ready by a date that cannot move. Houses, condos and apartments get the same written scope and the same standard as a commercial suite.

How is apartment complex cleaning priced?

Recurring common-area work is priced on labour hours — traffic, elevator count, amenity space and trash-room load matter more than unit count. Turnovers are priced per unit on its condition, because the last tenant decides how much work there is. Both are quoted in writing after a walkthrough, and every visit carries a four-hour minimum.

What are multifamily exterior cleaning services?

The outside of the property residents walk through every day: breezeways, exterior stairs and landings, walkways, entry courts, pool decks, parking areas and dumpster enclosures, plus building faces that need a soft wash rather than pressure. In South Florida most of that soiling is mildew and algae, so it responds to chemistry and dwell time more than to raw pressure.

Can you document a unit’s condition at move-out?

Yes — ask for before-and-after photos with the turnover. Florida gives a landlord 15 days to return a deposit, or 30 days to send written notice of a claim, under section 83.49, so a dated record of what the unit looked like at move-out is worth having before that clock runs out.

Do you clean for HOAs and condo associations too?

Yes. Association common areas run on our condo and HOA programme, with a written cadence a board can read in a meeting packet. Property managers who handle both rentals and associations can keep all of it under one vendor.

Are your crews employees or subcontractors?

Employees. Every crew member is a W-2 employee with a Level 2 background check — never a subcontractor — which matters when a crew holds keys and lockbox codes to occupied buildings. Purity is licensed, bonded and insured, with a certificate of insurance available on request.
