House Washing in Miami-Dade & Broward, Soft-Washed So Your Stucco Stays Intact
South Florida houses go green and gray from the outside in. Humidity, shade and summer rain grow mildew and algae on stucco, screens and pavers, and every spring the oaks add a yellow coat of pollen on top.
Purity Restore's house washing service takes it back without damaging the house: stucco and painted walls soft-washed at low pressure, and screened enclosures, pool decks, pavers and driveways each cleaned with the method that suits the surface.
What's included

Details Screened enclosures and lanaisScreens, frames and the pool cage gutter rinsed gently, because a pressure tip tears screen mesh.

What is house washing, and is it the same as pressure washing?
House washing is cleaning the outside of a home: the walls, the screened enclosure, the pool deck, the pavers and the driveway. It is related to pressure washing, but not the same job. A pressure washing service cleans with force, which is right for concrete. Soft washing cleans with a cleaning solution, time and low pressure, which is right for stucco and paint. A good house wash uses both, one surface at a time.
There is also a reason homeowners hand this job off. U.S. emergency departments treated an estimated 15,307 high-pressure injection injuries to the hand from 2012 to 2021, and pressure washers caused about 90% of them, with paint sprayers the rest (Johnson et al., Hand, 2025). The same tool that strips a stucco finish can cut skin.
“Do not exceed 500 psi pressure, as the surface integrity of the finish can be destroyed with higher pressure washing.” That is the stucco maker’s own instruction for its finishes, which also calls for keeping the nozzle several feet from the wall.
Sto Corp. — Stucco Repair and Maintenance GuideWhat does house washing include?
Everything on the outside of the house that people walk on, sit next to or look at, except the roof. Each surface gets its own method, decided at the walkthrough before any equipment is turned on.
How we wash each part of a South Florida home.
| Surface | How we wash it | What it prevents |
|---|---|---|
| Stucco & painted walls | Soft wash: cleaning solution, dwell time, low-pressure rinse | Etched stucco, stripped paint, water forced behind the finish |
| Screened enclosure & lanai | Low-pressure rinse and soft brush on screens and frames | Torn screen mesh and bent frame spline |
| Pool deck | Pressure matched to the finish: cool-deck, pavers or tile | Lifted deck coating and cleaning runoff in the pool |
| Pavers & patios | Moderate pressure, joints checked after | Lost joint sand, which lets pavers shift and weeds grow |
| Driveway & walkways | Surface cleaner on concrete | Wand striping, the zebra pattern a careless pass leaves |
| Roof | Not included; referred to a licensed roofing contractor | Broken tile and voided roof warranties |
Pavers lose their sand to the wrong nozzle. The industry’s paver-cleaning guidelines note that a wide spray “prevents sand from being washed from the joints,” and that for most jobs cleaning “should be handled by a professional company experienced in the use of cleaners and spray equipment.”
CMHA (formerly ICPI) Tech Note PAV-TEC-005-22How often does a house in South Florida need washing?
More often than the same house would up north. Mildew grows best between 77 and 86°F and in dark places “where there is not much air circulation” (UF/IFAS Extension), which describes a shaded north wall, the side yard between two houses and a screen cage under a tree. Most homes do well with a wash once or twice a year, with the shaded sides checked in between.
Pollen sets the calendar for many homes. In South Florida it peaks from February to May, with March and April the worst of it, and trees produce about 80% of Florida’s airborne pollen (UF/IFAS). That is the yellow film on the screens and the pool deck every spring. Our pollen season guide explains why washing as the oak bloom opens and again as it winds down gets more from each visit than washing in the middle of it.
What does house washing cost?
We quote every house after a free walkthrough, as a fixed price in writing, because the things that move the price can only be seen in person: the size of the house and the number of stories, which surfaces are in scope (walls, screened enclosure, pool deck, pavers, driveway), how much mildew and algae has built up, and access, such as landscaping against the walls or a screened enclosure with no side door.
Be careful with a price given over the phone from the square footage alone. It has guessed at all four, and the difference tends to show up later, either as an extra charge or as a wall that was blasted rather than soft-washed to stay inside the number.
What to ask a house washing company before you book
These questions work on any company, including us. The answers tell you more than the price does.
| Ask | A good answer sounds like |
|---|---|
| How will you clean my stucco walls? | Soft wash: a cleaning solution at low pressure, then a rinse. Not “we just use a lower tip.” |
| What do you do to protect my plants? | Plants watered before and rinsed after, with a plan for anything delicate against the wall. |
| How do you clean the screened enclosure? | Low pressure and a soft brush. A pressure tip tears screen mesh. |
| Where does the wash water go? | Away from the pool and the storm drain, with drains protected while we work. |
| Is the roof included? | No, or only by a licensed roofing contractor. Walking a tile roof breaks tile. |
| Are your crews background-checked? | Yes, with the check named. Ours are screened to Florida Level 2. |

Common questions
How much does house washing cost?
We quote each house after a free walkthrough, as a fixed price in writing. The price depends on the size of the house and the number of stories, which surfaces are in scope (walls, screened enclosure, pool deck, pavers, driveway), how much mildew and algae has built up, and access around the house. A phone quote from square footage alone has guessed at most of that.
What is the difference between soft washing and pressure washing?
Pressure washing uses force to remove what sits on a hard surface, which suits concrete driveways and walkways. Soft washing uses a cleaning solution, dwell time and a low-pressure rinse, which suits stucco, painted walls and screens that high pressure would damage. A proper house wash uses each one where it belongs.
Is it safe to pressure wash stucco?
Not at high pressure. Stucco is porous and textured, and a pressure tip close to the wall can etch the surface, strip paint and push water behind the finish. We soft-wash stucco and painted walls: the cleaning solution does the work and the rinse is low pressure.
Do you clean screened pool enclosures?
Yes. Screens and frames are rinsed at low pressure and brushed by hand where the film is heavy, because a pressure tip can tear screen mesh. The pool deck inside the enclosure is cleaned in the same visit.
Will house washing hurt my plants or my pool?
It should not, and the cleaning solution is the part to watch. UF/IFAS Extension reminds homeowners to protect plants from bleach cleaning mixtures, and Clorox's own instructions for outdoor mildew cleaning are to water nearby plants thoroughly first and re-water any that catch run-off. The plants against the walls and the pool are part of the walkthrough, so the method for each is agreed before we start.
How often should a house be washed in South Florida?
Most homes are washed once or twice a year. Shaded walls, north-facing sides and anything under trees go green faster and may need it more often. Many owners book around pollen season, which peaks in South Florida from February to May.
Do you wash roofs?
No. Roof cleaning is not part of our house washing service. Walking a tile roof breaks tile and can void a roof warranty, so we refer roof work to a licensed roofing contractor.
