Commercial Carpet Cleaning Cost in Miami: 2026 Prices

Most carpet cleaning prices online are built for living rooms, not office floors. Here are the published commercial and residential numbers side by side, what a building your size should expect, and the method choice that changes the bill.

The short answer. Commercial carpet cleaning runs about $0.08 to $0.25 per square foot, priced as a specialized service separate from your janitorial contract (ISSA, December 2025). That is roughly $800 to $2,500 for a 10,000-square-foot office. The carpet cleaning prices most people find online are residential and higher per unit: Angi puts the 2026 national average at $183, with most homeowners paying $123 to $242 per room, or $0.20 to $0.90 per square foot (Angi, updated September 21, 2026).

How much does commercial carpet cleaning cost per square foot?

Commercial carpet cleaning costs $0.08 to $0.25 per square foot on ISSA's published range, and that is the number to hold commercial carpet cleaning prices against for an office, clinic or common area. The consumer guides are useful for understanding method and add-on pricing, but they are measuring homes. Here is every published range we used, with its date:

SourceUnitRangeNote
ISSA (Dec 4, 2025)Per sq ft, commercial$0.08 – $0.25Specialized service, priced separately from janitorial
Angi (updated Sep 21, 2026)Per sq ft, residential$0.20 – $0.90National average $183, from 49,415 projects
Angi (updated Sep 21, 2026)Per room, residential$123 – $242What most homeowners pay per room
HomeGuide (Jan 21, 2025)Per sq ft, residential$0.25 – $0.50Plus a typical $100 – $150+ minimum job fee

The gap between the commercial and residential rows is scale. A crew that sets up once and extracts ten thousand square feet of open office spreads its mobilization across far more floor than a crew doing three bedrooms. So the commercial rate per square foot is lower, and the invoice is still larger.

Why do carpet cleaning prices online look so different?

Because they quote different units for different buildings. A carpet wash price "per room" assumes a home: HomeGuide notes most cleaners count a room as 200 to 250 square feet and charge a $100 to $150+ minimum job fee (HomeGuide). Angi lists minimum service fees of $75 to $125 and an average hourly labor rate of $25 to $65. None of those units map cleanly onto a 6,000-square-foot open-plan floor.

Room pricing also hides the real driver of commercial cost, which is what is standing on the carpet. A conference room with a table and twelve chairs and an empty room of the same size are the same "room" and very different jobs.

Per square foot or per room: which should a business ask for?

Ask for square-foot pricing, or at least the square-foot rate a flat price implies. It is the only unit that lets you compare two bids on the same building, check them against ISSA's range, and see what happens to the price if you add a floor. Per-room pricing is fine for a small suite with a few private offices; on anything open-plan it turns every cubicle cluster into a negotiation.

The other number to get in writing is the minimum. Almost every provider has one, and on a small suite the minimum, not the square-foot math, sets the bill. Our own visits carry a four-hour minimum for the same reason: a crew and a truck cost nearly the same to send to 1,500 square feet as to 4,000.

What will carpet cleaning cost for a building my size?

Running ISSA's $0.08 to $0.25 range against common footprints, before minimums and add-ons:

Carpeted areaLow endHigh endNote
2,500 sq ft suite$200$625Often lands at the provider minimum instead
5,000 sq ft office$400$1,250A common single-floor tenant footprint
10,000 sq ft office$800$2,500Furniture density moves it more than area
25,000 sq ft building$2,000$6,250Zoned programs price below one-off visits

Measure carpeted area only. Restrooms, breakrooms and tiled lobbies come off the total, and in many South Florida buildings, where tile and terrazzo are common, that changes the number more than people expect.

Hot-water extraction vs. encapsulation: what is the difference in price?

On a commercial floor, low-moisture encapsulation usually costs less per visit because it is faster, and hot-water extraction (HWE, often sold as "steam cleaning") costs more because it is the deep clean. A pricing guide published in Cleaning & Maintenance Management lists encapsulation with a planetary head at 1,500 to 2,000 square feet per hour against 600 to 1,200 for a portable extraction unit, and puts labor at 40 to 75 percent of carpet cleaning cost (CMM, 2014). Faster production on the biggest cost line is a cheaper visit.

The residential guides show the opposite on a per-room basis, which is worth knowing so it doesn't confuse you:

MethodWhat it doesResidential per room (Angi)Commercial role
Hot-water extraction ("steam")Hot solution injected and recovered with the soil$40 – $90 per roomThe deep clean; longest dry time
EncapsulationDetergent crystallizes around soil; the vacuum removes it$80 – $200 per roomInterim cleaning of traffic areas; low moisture
BonnetSpinning pad over damp carpet$30 – $90 per roomSurface appearance only; top of the pile
Dry compoundAbsorbent powder applied, then vacuumed up$60 – $130 per roomLow moisture; may leave residue

The two methods are not substitutes. The Carpet and Rug Institute defines interim maintenance as "a scheduled frequency appearance cleaning for all traffic areas", a surface refresh, and treats deep cleaning (hot-water extraction) as the step that removes ground-in soil. HomeGuide notes extraction can take 6 to 8 hours to dry, which is why it gets scheduled for nights and weekends while encapsulation can run on an occupied corridor. A good program uses encapsulation to hold appearance in the lanes and extraction to actually empty the carpet.

What drives a carpet cleaning quote up?

  • Soil level. The first restorative clean on a neglected floor costs more than the maintenance visits after it.
  • Furniture. Working around a fully furnished open plan, or moving workstations, is labor. Angi lists furniture moving at $10 to $75; HomeGuide at $25 to $75 per room.
  • Spots and stains. Angi prices stain removal at $40 to $300 depending on the stain. Ask whether pre-spotting is included.
  • Access and timing. After-hours work, freight elevators, and buildings where truck-mounted hoses can't reach the floor all add cost.
  • Frequency. Recurring service prices lower per visit. Angi's residential example drops from $220 one-time to $180 per visit on a quarterly plan, and the same logic holds commercially.

How often should commercial carpet be cleaned?

The Carpet and Rug Institute's guidance for business carpet is direct:

Carpet and Rug Institute: “Professionally deep clean your carpets every 12 to 18 months to remove embedded dirt and grime.” (CRI, Cleaning and Maintenance)

Treat that as the floor, not the target. The same page says to vacuum daily in high-traffic areas, and commercial lobbies, corridors and entrances take far more soil than a private office. Most buildings end up with extraction several times a year in the busiest zones and the CRI baseline in the quietest ones. Our commercial carpet cleaning page sets out the zone-by-zone cadence we start from.

What you can do this week

  1. Get the carpeted square footage. From the floor plan, not the lease, and minus hard-floor areas. Multiply by $0.08 and $0.25. That is your honest bracket.
  2. Mark three zones on the plan: heavy (entrances, corridors, elevator lobbies), medium (open office, conference) and light (private offices). Hand the same marked plan to every bidder.
  3. Ask each vendor five questions: which method on which zone, the implied price per square foot, the minimum charge, what is included (pre-vacuum, pre-spot, furniture), and the expected dry time before people walk on it.
  4. Check your carpet warranty. CRI notes that Seal of Approval-certified cleaners are recommended and sometimes required by the carpet manufacturer. Know what yours says before a cheap method voids it.

If carpet is one line in a bigger budget, our 2026 breakdown of commercial cleaning costs in Miami shows how periodic work is quoted against a recurring contract, and office cleaning contracts covers getting it priced before you sign. How we price carpet cleaning at Purity Services

We quote carpet by walking it, the same way we quote every service across our Miami-Dade and Broward operation. Our commercial carpet cleaning runs inside Purity Restore: hot-water extraction as the deep clean, low-moisture encapsulation for traffic lanes that can't close, and spot treatment between visits. Buildings on a recurring program usually fold carpet into the same schedule as their office floor care, and a one-time reset can ride along with a commercial deep clean.

We are family-owned and woman-owned, with bilingual W-2 crews who pass Level 2 background checks, licensed, bonded and insured, and every price comes in writing after the walkthrough. We clean carpet in offices and common areas across Miami, Doral, Kendall and Fort Lauderdale. Browse the full service list if you're scoping more than carpet.

The bottom line

Budget $0.08 to $0.25 per square foot for commercial carpet cleaning, and expect a minimum on small suites. Ignore per-room prices built for homes. Compare bids on method, implied square-foot rate and what is included, and plan for both: encapsulation to keep the lanes presentable, extraction at least as often as the CRI's 12 to 18 months to actually clean the carpet.

Quick answers

How much does commercial carpet cleaning cost?

ISSA, the worldwide cleaning industry association, puts commercial carpet cleaning at $0.08 to $0.25 per square foot as a specialized service priced separately from routine janitorial work (December 2025). That works out to roughly $400 to $1,250 for a 5,000-square-foot office and $800 to $2,500 for 10,000 square feet, before minimums. Where a job lands depends on the method, soil level, furniture and access.

How much does carpet cleaning cost per room?

Per-room pricing is mostly a residential model. Angi's 2026 data puts the national average for carpet cleaning at $183, with most homeowners paying $123 to $242 per room (updated September 21, 2026). HomeGuide lists $40 to $90 or more per room for hot-water extraction and notes most cleaners treat a room as 200 to 250 square feet. Businesses with open-plan floors should ask for square-foot pricing instead.

What is the average carpet cleaning price per square foot?

It depends on who is being quoted. Consumer guides put residential carpet cleaning at $0.20 to $0.90 per square foot (Angi) or $0.25 to $0.50 (HomeGuide). Commercial work prices lower per square foot because of scale: ISSA's range is $0.08 to $0.25. The total invoice on a commercial job is still higher, because the area is many times larger.

Is hot water extraction or encapsulation cheaper?

Per visit on a commercial floor, encapsulation usually is, because it is faster. A pricing guide in Cleaning & Maintenance Management (2014) lists encapsulation with a planetary head at 1,500 to 2,000 square feet per hour against 600 to 1,200 for a portable extraction unit, and labor is 40 to 75 percent of the cost. But encapsulation is interim appearance cleaning. Hot-water extraction is the deep clean, and a program needs both.

How often should commercial carpet be deep cleaned?

The Carpet and Rug Institute recommends a professional deep clean every 12 to 18 months as a baseline, with daily vacuuming in high-traffic areas and scheduled interim cleaning in between. Busy commercial zones such as lobbies, corridors and entrances usually need extraction more often than that baseline, so the right interval is set zone by zone, not once for the whole building.

Why is one carpet cleaning quote so much lower than another?

Usually because the quotes describe different jobs. Check whether each includes pre-vacuuming, spot treatment, furniture moving and a full extraction, or only a surface pass. Ask for the implied price per square foot and the minimum charge. A bid that is far below the others often prices a fast low-moisture pass where you expected a deep clean.
